Seller Motivation

Some sellers are eager to share their motivation for selling, regardless of how it may compromise their negotiating strength. The excitement of a new job prospect in a distant city is foremost on their mind and they willingly offer that explanation for the sale of their home. It is always a good idea to ask the Listing Agent and seller the reason for the sale even if they have decided to keep the reason "close to the vest".

Registry of DeedsA good Buyer's Agent has a duty to try to find out that information for the buyers and most are adept at making some determination. The first place to consider the issue is when you preview a home. Sometimes there are telltale signs of a reason for the sale. A couple divorcing may not think to keep both his and hers items in the household. Maps and travel plans for another city may be left in the open. Without disturbing anything in the sellers' home, buyers may be able to pick up some hints if the Listing Agent doesn't offer the reason for selling.

A trip to the town hall and/or Registry of Deeds may turn up some additional information. Are the taxes paid up to date? Are there any liens filed against the property? Have foreclosure proceedings been started? Has the seller already purchased a new home or land to build on? The time spent researching the seller's situation may give buyers the extra information needed to strike a good deal.
