Some home buyers consider the possibility of doing their own inspection even though they know it won't encompass the components and detail of what a professional, credentialed home inspector might do. This may be particularly true for buyers who work in the "trades". But, when you consider the training and experience of hundreds or thousands of home inspections performed by the pros, you have to wonder whether it would be penny-wise and pound-foolish. From roof surfaces to heating systems, to electrical systems and home maintenance, their work scope covers a lot of territory. And, just in case you think you should skip an inspection altogether because the home is new or almost new, talk to anyone who has bought a new home to find out how many things the builder didn't do and didn't do adequately. And, if you skip a home inspection, you may have given up an important right to squawk later if things aren't what they seem. Buyer's Agents are strong advocates of thorough inspections done by credentialed people -- they actually like the "deal-killers" that the Listing Agents don't want coming to inspections -- so they will push for a home inspection and probably ask to have a waiver signed if you pass up on this important opportunity to discover the true cost of the home.
